Still carrying open permits from last year?
An open permit is a title defect. Your homeowners can't close on their houses. And the permit itself is expiring while the file sits there.
An open permit does not sit still.
It is not a paperwork loose end. It is a defect on somebody's title, and it gets worse on a timer.
It is a title defect.
An open permit is a defect on the property record. It does not clear itself and it does not age out.
The homeowner cannot close.
Your homeowners can't close on their houses while the permit you pulled for them is still showing open.
The permit is expiring.
The clock on the permit itself keeps running while the file sits there. Waiting does not improve the outcome.
- 1 in 4
- permits in a backlog we cleared had already expired.
Once a permit lapses, the fix isn't an inspection anymore. It's a full re-application under whatever code is current today.
What expiry actually costs.
The two outcomes are nowhere near each other in cost, and from your own records they look the same.
Still live
An inspection problem.
The remaining inspections get scheduled with the AHJ, coordinated, and passed. The permit closes out on the file that already exists.
Lapsed
An application problem.
The fix isn't an inspection anymore. It's a full re-application under whatever code is current today — the package rebuilt, refiled, and back in the review queue behind everything else.
How remediation runs.
Step 1
Triage the backlog
Send the list — address, scope, and whatever permit number you have on file. We take the whole thing at once rather than one ticket at a time.
Step 2
Pull the record from the AHJ
We go to the jurisdiction for what was actually filed, what was inspected, and where the file stopped. What you have on record and what the city has on record are not always the same thing.
Step 3
Sort live from lapsed
From your side both look identical: a finished job with no final. Only the jurisdiction's record says which permits are still open and which ones expired while nobody was watching.
Step 4
Close it out, or re-apply
Where the permit is live, we schedule with the AHJ, confirm the homeowner, coordinate the license holder, and run it through final. Where it has lapsed, we rebuild the package under current code and file it again.
Backlog remediation
Find out what's still fixable.
Every month the list waits, more of it moves out of the inspection column and into the re-application column.
$150 to file. $100 to run your inspections through final. City comments never billed, however many rounds.
