Inspections
Unlike Long Island, Yonkers inspects electrical work with its own licensed inspectors.

What residential jobs need in Yonkers

Solar

  • Yonkers uses the New York State Unified Solar Permit, which combines the building and electrical permit for eligible systems (12 kW or less, no landmarks review, no zoning variance).
  • Plans are sealed by a New York design professional and include a three-line diagram.
  • The city commits to a decision within 14 days of a complete application.

Battery storage

  • Batteries use the city's Energy Storage System application. For one- and two-family homes and townhouses it covers up to 80 kWh total with no unit over 20 kWh.
  • Expect a building permit, an electrical permit filed by a Westchester-licensed electrical contractor, and a mechanical permit if ventilation is needed.

Standby generators

  • The generator, electrical and plumbing (fuel gas) applications must be filed together; the city will not accept them separately.
  • Electrical work is by a Westchester-licensed electrician and gas work by a Westchester-licensed plumber.
  • Generators go in the side or rear yard, at least five feet from property lines, combustible walls and openings, and run on natural gas unless it is unavailable.

For any trade not listed here, we confirm the requirements with the department during jurisdiction research, before we file.

Where filings stall

  • Generator packages filed one trade at a time are sent back.
  • Renovating a one- to three-family home needs a Home Improvement Contractor's license from the city's Consumer Protection Bureau.

New York rules that apply

  • Licensing is set by counties and cities rather than the state. Suffolk County's Office of Consumer Affairs licenses home improvement contractors and master electricians; Westchester County licenses home improvement contractors, electricians and master plumbers.
  • Outside Nassau and Suffolk, many jurisdictions use the New York State Unified Solar Permit for small residential systems. Long Island towns use their own fast-track solar forms.
  • On Long Island, towns generally do not inspect electrical work themselves. An approved third-party inspection agency does, and its certificate is part of closing out the permit.
