Heat pump and HVAC permits, through final inspection.

A heat pump change-out is rarely mechanical only. We file the mechanical and electrical scope together, keep the Manual J and energy forms on the job, and run the inspections so your techs are not sitting in four-hour windows.

What jurisdictions usually ask for

  • A mechanical permit and, in most cases, an electrical permit for the new circuit and disconnect, filed together or as a combination permit.
  • Equipment documentation: manufacturer, model and capacity for the outdoor unit and air handler, and the electrical ratings.
  • A Manual J load calculation where the jurisdiction requires it or the capacity changes.
  • State energy compliance forms, which in some states need a third-party signature, duct leakage testing or refrigerant charge verification.
  • Enough panel capacity for the new load, or a service upgrade on its own permit.

Requirements vary by city and county, so we confirm them for each job during jurisdiction research, before we file.

Where these permits stall

  • A mechanical-only application for a job with electrical work.
  • Energy forms that are missing or signed by the wrong person.
  • Panel capacity questions nobody can answer from the file.
  • A missing or outdated Manual J when the reviewer asks for one.

What we do on these jobs

  • Ask for the three photos that prevent most corrections: nameplate, panel and equipment location.
  • Keep every Manual J on the project, including alternate designs.
  • Coordinate rough and final inspections with the AHJ, the homeowner and the license holder.
  • Answer every plan-check comment at no extra charge.

What it costs

Filing is $150 a project on Standard, $175 on Priority and $200 on Express, with plan-check comments included however many rounds they take. Inspection coordination on HVAC and heat pump projects is $50 per inspection, because these jobs often need several. City fees are passed through at cost. Full pricing.

Case study

150 stalled heat pump projects, cleared in 90 days.

A heat pump contractor in the Boston area came to us with a backlog of 150 projects waiting on inspections.

We worked through every permit on the list. One in four had already expired, so those had to be applied for again before they could be inspected and closed.

The full backlog was cleared in 90 days.

You shouldn't have to become an expert in every city's permit process just to keep crews working.

$150 to file. $100 to run your inspections through final. City comments never billed, however many rounds.
